Welcome to Skyritz Suites Limited. This document outlines the legally binding Terms and Conditions (“Terms”) governing your reservations and stays with us, as well as our Privacy Policy regarding the collection and use of your personal information. By booking a stay or utilizing our services directly or via our Online Travel Agency (OTA) partners (e.g., Booking.com, Airbnb, Expedia), you agree to these unified terms.

PART I: TERMS & CONDITIONS

1. Booking and Reservations

  • Booking Confirmation: A reservation is not considered booked or confirmed until it has been fully paid for AND the guest receives a formal booking confirmation email directly from Skyritz Suites Limited or our authorized OTA partner.
  • Eligibility: The primary guest making the reservation must be at least 21 years of age. Valid government-issued photo identification must be presented upon check-in or via our digital verification portal prior to arrival.
  • Right of Refusal: We reserve the right to refuse or cancel any booking if fraud is suspected, if the guest has a history of violating house rules, or if the booking is made under false pretenses.

2. Cancellation and Refund Policy

We strictly adhere to the following cancellation policy to ensure availability and fair practice for all our guests:

  • Standard 30-Day Policy: Guests cannot cancel or request a refund within one month (30 days) of their scheduled check-in date. Bookings canceled less than 30 days prior to arrival are strictly non-refundable.
  • Eligible Refunds: Cancellations made 30 days or more prior to the check-in date are eligible for a full refund, minus any applicable payment processing fees.
  • Early Departures / No Shows: Non-refundable. No credits or refunds will be applied for unspent nights or failure to arrive.
  • Special Event & Peak Season Policy: During designated peak seasons or special events (e.g., FIFA World Cup, major local festivals), a Strict Non-Refundable Policy applies. Bookings made for these periods cannot be canceled or modified for a refund once confirmed, regardless of the timeframe. We highly recommend guests purchase independent travel insurance.

3. Payments, Security Deposits, and Fees

  • Payment Processing & Surcharges: All payments are processed securely. We accept major credit cards (Visa, Mastercard, Amex). Please note that Skyritz Suites Limited reserves the right to apply a surcharge for payments made via credit card.
  • Security Deposit: A pre-authorization security deposit is required 24-48 hours prior to check-in. This hold will be released within 3-5 business days after check-out, provided no damage, missing items, or excessive cleaning requirements are found.
  • Incidental Charges: The guest authorizes Skyritz Suites Limited to charge the payment method on file for damages, missing property, unauthorized late check-outs, or violation of house rules (e.g., smoking fines).

4. Property Reassignment

  • Unexpected Maintenance: In the rare event of an unexpected maintenance issue, emergency, or unforeseen unavailability at your reserved property, Skyritz Suites Limited reserves the right to transfer your reservation to an equal or better property within our portfolio at no additional cost to you.

5. House Rules and Guest Responsibilities

To ensure a comfortable stay for all guests and neighbors, the following rules are strictly enforced:

  • No Parties or Events: Unauthorized parties, gatherings, or events are strictly prohibited. Violation will result in immediate eviction without refund and full forfeiture of the security deposit.
  • Occupancy Limits: The number of overnight guests must not exceed the maximum occupancy stated in the booking confirmation.
  • Noise Curfew: Guests must observe quiet hours between 10:00 PM and 8:00 AM.
  • Smoke-Free Environment: All Skyritz properties are 100% smoke-free (including vaping and e-cigarettes). A minimum $300 CAD penalty will be charged for smoking indoors.
  • Check-In/Check-Out: Standard check-in is at 4:00 PM, and check-out is at 11:00 AM. Unauthorized late check-outs will incur a fee of $50 CAD per hour.

6. Limitation of Liability

Skyritz Suites Limited, its property owners, and management are not liable for any direct, indirect, incidental, or consequential damages, including personal injury, theft, or loss of personal property occurring during your stay, except where prohibited by Canadian law. Guests use the premises and amenities at their own risk.

PART II: PRIVACY POLICY

At Skyritz Suites Limited, we take your privacy seriously. This Privacy Policy details how we collect, use, and protect your personal information.

1. Information We Collect

  • Personal Identity Data: Full name, email address, phone number, and home address.
  • Verification Data: Government-issued ID or passport details collected solely for security and fraud prevention prior to check-in.
  • Payment Information: Credit card details and billing addresses (processed securely through third-party gateways; we do not store full credit card numbers on our local servers).
  • Booking & Stay Data: Dates of stay, property preferences, special requests, and communication history.

2. How We Use Your Information

Your information is used strictly to fulfill our hospitality services, including:

  • Processing reservations, payments, and security deposit authorizations.
  • Communicating booking confirmations, check-in instructions, and customer support.
  • Conducting fraud screening and identity verification.
  • Improving our property portfolio, OTA listings, and guest experiences.
  • Complying with local laws, tax reporting, and legal obligations.

3. Data Sharing and Third Parties

We do not sell or rent your personal information. We only share data with trusted third parties necessary to operate our business, including:

  • Payment Processors: For processing electronic funds transfers, wire transfers, and credit card transactions securely.
  • OTA Platforms: Such as Booking.com, Airbnb, and Expedia to synchronize availability and reservations.
  • Operational Partners: Property management software, cleaning dispatchers, and smart-lock providers (shared only to the extent needed to provide access and services).
  • Legal Authorities: When legally required by law enforcement or to protect the rights, property, and safety of Skyritz Suites Limited and its guests.

4. Data Security

We implement robust, industry-standard digital security measures, including SSL encryption and secure cloud storage, to protect your personal data from unauthorized access, alteration, or disclosure.

5. Your Privacy Rights

Depending on your jurisdiction, you may have the right to request access to the personal data we hold about you, request corrections to inaccurate data, or request deletion of your data (subject to our legal and tax retention requirements).
